One of the first questions we hear when inspecting a Fairfield County roof or Westchester County roof is, “Does it have to be replaced?”  Homeowners are understandably concerned about the cost of re-roofing, and most hope to be able to get away with a less expensive repair.

If a roof has minor damage or is missing one or two shingles, then repairs may be made to restore its integrity.

However, a roof is a complex system in which all the parts must work together to provide proper protection. Shingles, underlayment, flashing, decking, gutters, vents – all are parts of the whole. And when one part is damaged it affects all other parts, sometimes in unexpected ways that may not be apparent at first.

That’s why we strongly recommend that a damaged or worn roof should be replaced instead of repaired. That way the integrity of the entire roofing system can be assured, full warranties put in place, and any other lingering problems are avoided. This is particularly true of a roof that is more than 10-15 years old. Any repairs made at this point are temporary at best, and could lead to additional, unexpected problems in other parts of the roof.
